Rental Booking Terms and Conditions

The Booking Conditions together with the Booking Form are the basis of your contract with us, so please read them carefully. Nothing in these Booking Conditions affects your normal statutory rights.

 

Definitions

  1. Guest you, the person or group seeking to rent Casa Dos Padeiros
  2. Owner Beverly Martin, the person offering the property for rent
  3. Rental Charge The cost of renting Casa Dos Padeiros for the rental period
  4. Rental Period The period from the date of arrival until the date of departure inclusive

Check-In time is AFTER 3.30pm on the first day of your holiday and Check-Out time BEFORE 9.30am on the day that you are due to leave.

 

  1. BOOKING CONDITIONS

A provisional booking date may be held for 48 hours pending receipt of a completed booking form and full security/reservation deposit / initial payment or full payment as appropriate. Only the persons stated on the booking form are allowed to stay at the villa. Any changes made to the guest list prior to arrival must be made in writing to us where we will amend the documents accordingly. The person completing the booking form and accepting the Terms and Conditions must be aged over the age of 25, and has been given the authority to contract on behalf of all the other guests staying in the villa.  By completing the form he/she agrees to be the ‘Guest Lead’ and is stating that the persons on the booking form have accepted these Terms and Conditions.

 

  1. SECURITY/RESERVATION DEPOSIT

A security deposit of £400/€450 is required. The security/reservation deposit automatically converts to a security/damage deposit upon arrival.  The deposit is NOT applied towards the rent; however, it is fully refundable within 7 working days of departure, providing the following provisions are met:

 

  • No damage is done to the property or its contents, beyond normal wear and tear.
  • No charges are incurred due to illegal activity, pets or collection of rents or services rendered during the stay.
  • All debris, rubbish and discards are removed from the property, and soiled dishes are either placed in the dishwasher and cleaned, or hand washed. A fee of £50 will be incurred to remove any rubbish.
  • All keys should be left in the silver dish on the dining table on your departure.
  • All charges accrued during the stay are paid prior to departure.
  • No linens are lost or damaged.
  • No early arrival or late departure without prior agreement. Late night and Sunday arrivals will be charged an additional Out of Hours fee.
  • The renter may be evicted by the owner (or representative of the owner) or local law enforcement.
  • No animals are brought onto the property.
  • If services are required due to human error then the cost will be taken from the security/reservation deposit.
  • If excess cleaning is required in order to return the property to its original standard on admittance then costs will be taken from the deposit. NB Excess cleaning equates to more than 10 man hours.
  • If you use our BBQ then you are required to clean it after use. If it is left uncleaned then £40 will be taken from your deposit for professional cleaning
  • No furniture is moved

 

If there are any damages or breakages in excess of the damages deposit, the Guest agrees to reimburse the Owner in full.

 

Once the Booking Form and Initial Payment has been received and accepted by us we will issue you with our written confirmation. The contract between us is only formed when we send you our written confirmation and is subject to these terms and conditions. We reserve the right to refuse any booking prior to the issue of our written confirmation. If we do this we will promptly refund any money that you have paid. You should carefully check the details of our written confirmation and inform us of any errors or omissions.

  

  1. PAYMENT

An advance of 25% of the rental rate is required at time of booking and the balance, 75%, sixty (60) days prior to arrival.

The deposit is non-refundable.

The damage deposit of £400 is required one month before departure.

  

  1. CANCELLATIONS

A sixty (60) day notice is required for cancellation.

  • 100% refund of the balance for cancellations more than 60 days before check-in date.
  • 50% refund of the balance for cancellations more than 30 days before check-in date. 

 

Cancellations must be made in writing.

 

  1. MUNICIPAL TOURIST TAX

This is included in your rental fee.

  1. MAXIMUM OCCUPANCY

The maximum number of guests is limited to 10 adults, 2 children plus 2 babies.

 

  1. YOUR ACCOMMODATION

A representative will be responsible for handing over the keys of the property. You should produce your Booking confirmation document to identify yourselves. We will provide you with the telephone number of your representative and ask that you call them when you are leaving the airport. At the time of arrival you will be handed a set of keys together with remote for the electric gate, which MUST be locked in the key safe at the end of your stay. If any keys are lost or not returned the cost of replacing locks and keys will be taken from your damage deposit. We will forward directions to the villa prior to your travel.

 

  1. LINENS/SERVICES

While linens and bath towels and tea towels are included in the villa, daily maid service is not included in the rental rate. Clean towels/tea towels and bedding will be replaced on a 7/10 day basis, if staying for more than 2 weeks. Daily or additional cleaning services are available at an additional rate.  We suggest that you bring beach towels, however there will be some at the villa for your use around the pool. We do not permit towels or linens to be taken from the property.

Rental charges are inclusive of electricity (except pool heating which is an additional cost), gas and water charges. Rubbish should be removed by guests from the villa on a regular basis.

 

  1. FALSIFIED BOOKINGS

Any booking obtained under false pretenses will be subject to forfeiture of the advance payment, security deposit and/or rental money and the party will not be permitted to check in.

 

  1. WRITTEN EXCEPTIONS

Any exceptions to these conditions must be approved in writing in advance.

 

  1. FORCE MAJEURE

The owners cannot accept or be responsible for, or liable in respect of loss, damages or changes caused by Force Majeure,  (e.g. lightening strikes, floods, closure of airports, weather conditions or other such events beyond our control).

 

  1. YOUR OBLIGATIONS AND LIABILITY
  • You agree to keep and leave the property, the furnishings, kitchen equipment, crockery, glassware, bedding and towels clean and in good condition as you found them on your arrival.
  • You agree not to cause any damage to the swimming pool, walls, doors or windows of the property.
  • You agree not take reasonable steps to safeguard your personal property - a safe is provided for your use. We accept no liability for the loss or damage to your property except where the loss or damage is caused by our negligence.
  • The Owners do not accept any liability whatsoever, or howsoever caused, for any accident, personal injury (including allergies) or death, including changes caused by Force Majeure. This waiver extends to any person visiting the villa as a guest of the guests. Guests are specifically requested not to allow unsupervised children in the pool area.
  • You cannot allow more people to stay in the villa or visit, even temporarily, than expressly authorised, nor can you change the make-up of the party during your stay.
  • You agree to allow us or any representative of ours any reasonable access during your stay for the purpose of maintenance or essential repairs.
  • No compensation will be given for any temporary outage of electricity, gas, water, internet connection or television service or temporary defective malfunction for any equipment or appliance, although we will do our utmost to regain full service as soon as possible
  • You MUST lock all external doors prior to departure and turn ALL air conditioning units OFF. A fixed fee of £50 will be incurred if any units are left on.
  • We have a zero tolerance policy with regards to rudeness and abuse of our representatives and if this is not adhered to you could be asked to vacate the property.

 

 

  1. WATER SYSTEM

PLEASE DO NOT FLUSH anything other than toilet paper down the toilet. No feminine or baby products should be flushed at any time.  These products could easily clog up the system.

 

  1. INSURANCE

It is your responsibility to take out adequate travel insurance and cover for the duration of your trip, including cancellation, flight delays and health insurance.

 

  1. POOL SAFETY

Our swimming pool is approximately 2m deep at the deep end and 1m at the shallow end. The pool is cleaned, inspected and chemically balanced every week for your safety and comfort. However, occasionally it may be necessary to apply extra chemicals to the pool to maintain safe and correct chemical levels. Should this occur during a guests stay, for safety reasons, it will be necessary to vacate the pool for a specific period as advised by the pool cleaner.

The water is chlorinated but could stain and bleach fabrics. Before entering the villa from the pool, please ensure all guests and particularly children, have dried off as much as possible. Wet clothes and towels must not be placed on the soft furnishings. A portable and a fixed clothesline are available.

Yours and your children's safety is of paramount importance to us and we ask all guests using the pool to take note of the pool rules and regulations that have been posted in the swimming area as we cannot accept any liability for injury or death caused in the pool or around the pool area.

Children are not allowed under any circumstances to use the pool unsupervised by a responsible adult.

Glassware is strictly forbidden in the pool area. Plastic ware is available and should be used for safety purposes at all times around the pool area.

 

    16. POOL TOWELS

Please ensure that all pool towels are washed after final use in the washing machine provided and hung out on the line. If this is not done then the cleaners will send all towels to the laundry and a charge of £30 will be made and taken from your damage deposit.

 

  1. SMOKING AND PETS

This is a NON SMOKING property. Pets are not permitted under any conditions.

 

  1. UNAVOIDABLE CHANGES

In the event of circumstances beyond our control requiring us to cancel a booking, e.g. including Acts of God, Civil disturbances, riots, flood, drought, fire etc refunds will only be made in respect of the booking. No compensation will be made.
